• Ensure that escrow furnishes the buyer with wiring instructions for the earnest money deposit.
• Verify that escrow has acknowledged receipt of the earnest money deposit within the stipulated timeframe in the contract.
• Validate with escrow that they have received both seller and buyer packages before the closing date.
• Verify whether escrow has initiated the order for HOA documents, if applicable.
• Confirm that the seller’s vesting on the preliminary title report aligns with the information in the contract.
• Ascertain that escrow is informed about any and all credits from the seller(s) and/or agent(s).
• Obtain any necessary inspection reports for the file, including home and termite inspections.
• Obtain copies of reports from any additional inspections that have been carried out and follow up as required.
• Ensure the collection and signatures of all documents from involved parties.
• Generate the transaction within the broker compliance system (portal).
• Upload all contractual documents into the broker compliance system.
• Fulfill all necessary forms and documents as per broker requirements.
• Obtain broker-signed commission instructions.
Confirm that the lender has received a copy of the contract.
Verify the initiation of the appraisal process.
Connect with the lender to ensure the property is progressing as planned for the scheduled close of escrow date.
• Share the “Just Sold” announcement on social media.
• In January or February of the subsequent year, forward a copy of the final closing statement to the client (with the agent cc’d) for tax purposes.
• Provide the agent with a copy of the file using OneDrive, if applicable.
